Do's and Dont's while taking Rented House

Many of us blindly take rented houses without uderstanding the modalities.Here are the things which are to be Do's and Dont's while signing a Rental Aggrement before taking a rented house.
Listed below are some tips that can help you or can be used as a reference while you are making an Rental Agreement.
DO's when Renting a House and Before Signing a Rental Agreement:
1. Insist the landlord for a Rental Agreement to be made.
2. Take a friend with you to witness any discussion or negotiation you have with a potential landlord.
3. Make sure you are permitted to sublet if you want to share the accommodation with friends.
4. Has the agreement recorded in writing? (the landlord may have a standard agreement already typed out)
5. Insist on taking the landlord's lease agreement away so that you can read it thoroughly.
6. Pay particular attention to the following points in the agreement:
6.1 The premises - are they accurately described?
6.2 The landlord and tenant - are they correctly named?
6.3 The length of the lease - is this a stated period for which the agreement will run?
6.4 The rent - is the amount recorded the amount you agreed to?
6.5 Make sure that it includes the details of maintainance Charges and common bills
if any which are required to be shared by Landlord and Tenant.
6.6 Make sure that the details of advance rent are mentioned and the clearly explains
the return/adjustment methods of the advance rent.
7. If the accommodation is furnished, have a detailed inventory of all the furniture and fittings provided by the landlord and their state of repair. Make two copies and send one to the landlord.
8. It is important to maintain communication with the landlord. He must be intimated if any repairs are required inside the house even before signing the agreement. If the landlord is unable to fulfill the request,it is better to look for another property.
DONT's when Renting a Flat/Room and Before Signing a Rental Agreement
1. DO NOT Sign anything without reading and understanding it.
2. DO NOT Rely solely on the landlord's oral assurances: to safeguard your position everything must be in writing.
3. DO NOT Forget to ask the landlord whether he owns the premises: he may himself rent them from somebody else and, if he does this could affect the legal position.
The above tips can be helpful and can be carefully considered while signing a rental agreement. Most important of all, it is advised to be a responsible tenant and maintain a harmonious relationship with your landlord and viceversa.
